Residential Wood Framing in Oklahoma City

Wood framing for new homes, additions, and structural remodels across the OKC metro. Builders and homeowners can request a bid based on the plans, framing scope, and job-site conditions.

Oakline Framing works with home builders, general contractors, and homeowners planning residential construction in the Oklahoma City metro. Share the project location, available drawings, and target start date so we can review the framing work you need.

For a labor-only framing bid, tell us which materials and equipment you will supply. If you want materials included, flag that during bid review so availability and purchasing responsibilities can be confirmed. The written proposal defines the work and exclusions for your project.

Plan your framing project

For home builders and general contractors

Send the current plan set and revision date, job-site city, total framed area, number of stories, and target start window. Note whether you are supplying lumber, trusses, hardware, and lifting equipment so the labor bid can be compared against the same scope.

For homeowners planning a build or addition

Describe the new home, addition, garage conversion, or structural remodel you are planning. Share any drawings and photos of existing tie-ins, and tell us whether you already have a builder. If plans are preliminary, we can start by reviewing what is available; design, engineering, and other trades are separate from the framing scope.

Residential framing scope to review

The framing scope can cover the items below when shown on the drawings and included in the proposal. Use the written bid to confirm installation, material supply, equipment, and exclusions.

  • Wall layout and framing for bearing and non-bearing walls
  • Floor framing, joists, and engineered lumber shown on the plans
  • Roof framing or installation of the specified roof truss package
  • Wall and roof sheathing, with materials and fastening details identified
  • Headers, rough openings, blocking, and specified connection hardware
  • Framing for additions and tie-ins, subject to existing-condition review

Typical Projects

  • New custom homes
  • Builder and production-home plans
  • Room additions
  • Garage conversions with a defined framing scope
  • Structural remodels with the required drawings

Labor-only framing: what to confirm in the bid

A framing price is useful only when the responsibilities are clear. Review these items with the proposal before comparing bids or scheduling work.

Lumber, hardware, and sheathing
Identify who purchases and delivers dimensional lumber, engineered products, trusses, hangers, fasteners, and sheathing. Material takeoff or ordering is a separate scope item to discuss when requested.
Truss setting, cranes, and lifts
Confirm whether truss setting is part of the installation scope and who provides any required crane or lift. Delivery access, staging space, and equipment arrangements affect the work plan.
Sheathing, housewrap, and cleanup
List wall sheathing, roof sheathing, housewrap, debris handling, and dumpster responsibility separately. Their inclusion depends on the proposal; a framing bid should not be read as a complete exterior or finish package.
Changes after the bid
Share revised plans, added openings, or changes to the agreed scope before work proceeds. Review any effect on the price, material package, and schedule.

What to send for a residential framing bid

Have construction drawings ready? Include a plans link in the bid notes. If you are still planning, describe the project and share the drawings you have so the next step can be identified. The bid form accepts notes and links, not file uploads.

Location and project type
Provide the city or ZIP code and tell us whether this is a new home, addition, garage conversion, or structural remodel. Include access or existing-structure conditions that may affect framing.
Current plans and structural details
Share floor plans, elevations, structural notes, and the latest revision date when available. Include engineered lumber and truss drawings if they are part of the package. Final pricing depends on the agreed drawings and scope.
Size and complexity
Include the number of stories and total framed area, distinguishing living area from garages and covered porches. Note ceiling heights, roof complexity, or major tie-ins shown on the drawings.
Package and timing
State whether you want labor only or want to discuss material supply. Share the target start window and current site status so availability and the work sequence can be reviewed.

Planning the start of framing

New-home site readiness
Review foundation or floor-deck readiness, delivery and equipment access, material staging, and the current plan set before confirming mobilization.
Additions and existing structures
Tie-ins may need an existing-condition review and approved structural details. Tell us whether the home will remain occupied and who is coordinating demolition, temporary support, and other trades.
A project-specific schedule
Size, roof and floor details, materials, weather, inspections, and crew availability affect duration. Discuss the start window during bid review rather than relying on a standard completion promise.

Key Benefits

Review the framing work included in the proposal instead of comparing square-foot prices that may cover different tasks.

Identify who supplies lumber, trusses, fasteners, sheathing, and equipment before work is scheduled.

Site and schedule review

Discuss site readiness, delivery access, plan status, and crew availability when setting a start window.

Plan revision coordination

Flag revised drawings or added work so the effect on scope, price, and schedule can be reviewed before proceeding.
